Design Process
Feasibility/programmatic phase
Adams Architectural Associates shall perform the following studies during this phase: - Programming services consisting of consultation to establish the detailed requirements of the project.
- Space Schematics/Flow Diagrams consisting of diagrammatic studies and pertinent descriptive text.
- Existing Facilities Surveys consisting of researching, assembling, reviewing, and supplementing information for projects involving alterations and additions to existing facilities or determining new space usage in conjunction with a new building program.
- Marketing Studies related to determination of social, economic, and political need for and acceptability of the Project.
- Economic Feasibility Studies consisting of the preparation of economic analysis and feasibility evaluation of the Project.
Schematic Design Phase
- Adams Architectural Associates shall prepare a complete preliminary graphics design package based upon topographic maps, existing site/building plan, and other programmatic requirements as may be required by the Owner or governmental agencies. Outline specifications will also be prepared at this time.
- Adams Architectural Associates shall schedule and conduct a preliminary field inspection: walking through the project with the Owner, representatives from the neighborhood organizations, and special interest groups (if applicable). We shall prepare minutes of the preliminary field check and distribute them to participants, and will also modify preliminary plans as determined by the field inspection.
- We shall conduct conferences with representatives as may be required by the Owner during various phases of design.
- We shall prepare a comprehensive project report consisting of definition of the project requirements, definition and discussion of project alternatives (including value engineering and cost benefits analysis), preliminary design criteria, and facility use programming. Project report shall also include: recommended products, materials.
Design Development Phase - Adams Architectural Associates shall further develop Schematic Design Plans to further define:
1. Plans, sections, elevations, equipment information, civil engineering studies, structural, mechanical, electrical, and site design in order to develop a cost estimate within Owner’s targeted construction budget. 2. Updated design and construction schedule. - Adams Architectural Associates will provide Design Development construction cost estimate.
Construction Documents Phase
- Adams Architectural Associates shall execute the actual construction documents and construction specifications to be submitted to various government agencies.
- Submit final Design Plans to various state agencies/utilities.
1. Ensure the project will conform with federal, state, and local building codes/fire regulations, and ADA regulations. - Modify design development plans in accordance with review comments from: utilities, government agencies, field inspection.
- Public meeting (if required).
- Prepare final construction cost estimate.
- Submit electronic filings to Owner along with a reproducible set of construction drawings.
Bidding of Negotiation Phase
- Conduct project bidding and cost analysis.
- Advise in the review and awarding of construction contracts.
Construction Administration Phase
- Provide contractor with reproducible plans and specifications or furnish up to ten (10) sets of construction documents to the successful contractor.
- Establish schedule for construction and conduct progress meetings with Owner’s representative and contractor. Progress meeting minutes shall be prepared by Adams Architectural Associates and copies will be distributed to all parties involved.
- Review and approve construction schedule, shop drawings, and all other submittals. Prepare any color selection materials for approval by Owner.
- Prepare field inspection reports to ensure compliance with contract documents. Observation shall occur at least twice a week (two hours minimum per visit) during the course of construction and more frequently during critical phases of the project. We shall prepare observation reports and provide to Owner within ten (10) days of report date.
- Receive, prepare, and approve all contractors’ requests for payment, change orders, etc. Change orders/pay requests shall be co-approved by the Owner.
- Punch-out project at the request of the Contractor. Issue substantial completion certification and the final completion certificate.
1. Furnish reproducible records/as-built drawing set to the Owner. 2. Furnish operation/maintenance manuals to the Owner. Post Construction Phase
- Conduct with the Owner a site inspection just prior to expiration of the contractors’ one-year warranty period.

- Limit Change Orders by producing a very comprehensive drawing set.
- Guide and educate the Owner in making only the most modest decisions appropriate for the project.
- Help advertise the project to all associated contractors/subcontractors in the community.
- Advise Owner on probable construction cost at each phase of the design. Utilize the services of an estimator during the entire phase of the project in order to keep the overall project cost down to within the Owner’s budget.
- Advise Owner on bid cycles and identify the most appropriate time to bid a particular job.
- Utilize the most durable, maintenance-free, yet cost-effective building materials.
Other Project Goals
- Meet all Owner’s target dates.
- Meet all Owner’s code requirements: Federal, State, City/Local.
- Educate the Owner and help them in understanding the construction process and the keys to a successful project. Also, help the Owner understand the responsibility of the three major parties involved in this procedure: Owner, Architect Construction Manager/General Contractor.
Typical Scope of Services
Our broad interpretation of the project scope for most projects includes the planning and implementation of a complete range of design and construction, renovations, and additions to existing buildings. The Owner is typically responsible for providing the situation/topographical survey, as well as soil testing. Scope of A/E Services Adams Architectural Associates’ Architectural/Engineering services typically include the following: Architectural, Structural, HVAC, Plumbing, Electrical, Civil, Landscaping, Kitchen Layout, Fire Suppression Specifications, and Basic Cost Estimate. Other associated services would include: extensive acoustical, security, stage lighting, signage, extensive interior design, and detailed cost estimate. These associated services will be compensated by the Owner. Preliminary Drawing Package
1. Code Analysis and Schedules, Program. 2. Site Plan 3. Floor Plans 4. Roof Plan 5. Color Rendering All drawings will be executed using Computer Aided Drafting (AutoCADD). Adams Architectural Associates will assist the project construction manager or general contractor in obtaining all city and state permits necessary to complete the project.
